Selling a London property while living abroad

How to organise access, viewings, feedback and decisions when selling a London house or flat from overseas, with direct support from KnokKnok founder Mark Breffit.Discuss your London home

Mark’s view

“A sale from overseas works best when responsibilities are clear before the first viewing. Agree who can access the home, how you will receive updates and which decisions need your approval. Distance should not leave you guessing about your own sale.”

The local seller read

Three decisions that shape the sale.

Positioning · Presentation · Negotiation
01Market position

Give the home a local plan

Agree key handling, viewing access and who will check the property between appointments. If preparation is needed, request a written scope and costs before authorising work. For an occupied property, arrange access with the occupants rather than assuming the agent can enter at any time.

02Campaign craft

Make updates useful

Choose a regular update time that works across time zones. Ask for enquiries, qualified viewings, specific feedback and next actions, with one named person responsible. Agree how urgent offers will reach you and how your instructions will be confirmed in writing.

03Commercial control

Prepare for decisions early

Choose a conveyancer at the start and ask how identity checks and signing can be handled from your location. Gather the documents you hold, including lease and management information for a flat. Ask a qualified tax adviser about any obligations linked to your circumstances; an estate agency appraisal is not tax advice.

Questions sellers ask.

01Do I need to travel to London to sell?+

It may be possible to manage much of the process remotely. Agree the practical arrangements with your agent and check identity, document and signing requirements with your conveyancer before relying on a fully remote sale.

02How can I judge interest from another country?+

Ask for consistent written reporting that distinguishes enquiries, viewings, offers and agreed next steps. Social views alone do not tell you whether a buyer is qualified or ready to proceed.

03Can KnokKnok help before the property is ready?+

Start with the postcode, property type, occupancy and intended timing. Mark can discuss the campaign and the preparation questions to resolve before you commit to a launch.
