Your home. A considered appraisal.
Begin with an appraisal of the particular home and a conversation about privacy, timing and the buyer. Mark can help you compare a discreet introduction with a wider launch, supported by clear property information and relevant evidence. The first conversation carries no obligation.
Mark’s view
“Belgravia rewards control. The correct strategy may be a fully private conversation, a targeted launch to qualified buyers or a public campaign—but exposure should always be a deliberate commercial decision.”Mark Breffit · Founder

Width, ceiling height, square position, garden rights and outlook influence the buyer pool more than broad averages.
Information, photography, pricing and access can each be controlled independently to protect the seller.

Measured presentation and controlled communication for a Belgravia sale where certainty and discretion mattered.
See the property or campaign ↗A house on Caroline Terrace, a mews near Elizabeth Street and an apartment on Eaton Square have different strengths. Examine width, ceiling height, light, outlook, usable outdoor space and the balance of the accommodation. A recognisable address does not make every property within it comparable.
The appraisal should explain a realistic marketing range and its assumptions. Completed transactions and current asking prices answer different questions. Condition, ownership details and the likely scope of any work should be considered before applying either to your home.
Privacy is a set of decisions. May the exterior be photographed? Can the price appear in written particulars? Which buyers or representatives may receive them? Who can arrange access? Set those boundaries with Mark before any campaign material is distributed.
A private launch reaches fewer people, which can make the market response harder to assess. Agree a review point, what feedback you want to see and whether broader exposure could help. Public marketing can also be carefully controlled; privacy and reach are choices to balance for the individual instruction.
For an apartment, prepare the ownership and lease information, service charges, building-management details and known planned works. For a house, assemble the floorplan and records you hold for alterations. Garden access, parking arrangements and any estate requirements should be checked for the particular property.
Avoid presenting an attractive possibility as a confirmed right. Your conveyancer and relevant advisers can clarify permissions, restrictions and supporting documentation. Clear particulars help buyers understand what is included and which points still require professional review.
Agree a named contact, suitable communication times, access arrangements and who can authorise decisions. If the property is occupied, plan photographs and viewings around the people living there. If it is empty, agree who will prepare it and provide access.
Mark can coordinate the agency work and keep you informed about qualified interest, viewing feedback and offers. Your legal and tax advisers remain responsible for advice on your ownership and circumstances. An early conversation makes it easier to identify what needs preparing before launch.
Before you instruct
Yes. We can run a fully private or carefully targeted campaign where that better serves the instruction.
We establish identity, intent, funding position and practical timing before sensitive information or access is provided.
Yes. The launch and viewing process can be structured around tenants, representatives and international owners.
We work across Belgrave Square, Eaton Square, Chester Square, Wilton Crescent, Lowndes Square and the surrounding streets and mews.
We examine the precise address, width, usable space, condition, light, outlook, outside space and ownership details. We discuss relevant completed sales and current competition separately, explaining the dates and differences behind a proposed marketing range.
You can control the distribution of information and access, but a smaller audience can limit exposure and price discovery. Agree the target audience, qualification process and review point before deciding whether private or wider marketing best serves your plans.
Yes. Start with an initial conversation and, if helpful, a visit. No photographs, pricing or particulars are published simply because you request a valuation.
We can review the campaign and discuss a possible new instruction. Share the listing, feedback and agency agreement so the existing terms and notice requirements can be checked before any change is arranged.
