Mark will explain the comparisons, the likely buyer and the choices about exposure. A market appraisal is subject to inspection and verified property details; it is not a formal lending valuation.

Mark’s view

“Mayfair belongs within our Prime Central London service, with its own pricing questions. A serviced apartment, a lateral home and a freehold house should not share a single neighbourhood multiplier. Start with the building, ownership details, condition and the buyer alternatives.”

The local seller read

Three decisions that shape the sale.

Positioning · Presentation · Negotiation
01Market position

The building matters

Lift access, floor level, porterage, service charges, planned works and the quality of common parts all affect how an apartment compares.

02Campaign craft

Ownership and preparation

Clarify the lease and any restrictions with your solicitor. Separate what is verified from what still needs answering before buyers commit time.

03Commercial control

Exposure with control

Choose a private, targeted or open-market approach. Agree the handling of photography, price, access and buyer qualification before sharing particulars.

Experience across Prime Central London

Our Caroline Terrace campaign is a Belgravia example of considered presentation and founder-led negotiation. It illustrates our approach; it is not a Mayfair comparable or a claim of a Mayfair transaction.

The same street can contain different markets.

A lateral apartment with a lift, a walk-up conversion and a managed building with services have different running costs and buyer priorities. Compare the same type of accommodation before applying a price per square foot.

Ask for lease information, current service charges and known planned works early. In a managed building, clarify access, porterage and any rules relevant to viewings, occupation or refurbishment.

Understand the precise position.

The setting around Grosvenor Square, Mount Street, Berkeley Square and the streets towards Green Park can produce different outlooks, activity and building types. A broad Mayfair average cannot capture those distinctions.

For houses and mews, assess usable accommodation, outside space, parking rights where applicable and the cost of works. Check heritage and planning constraints with the appropriate adviser rather than assuming a redesign is possible.

Keep asking and achieved prices separate.

Live listings show the alternatives buyers can choose today. Completed sales show historical outcomes. An agreed price remains subject to contract until exchange, and no single source can substitute for inspecting the home.

We discuss a supported range and explain which evidence would change it. Our published Belgravia campaign demonstrates a wider Prime Central London approach; its result is not used as a like-for-like Mayfair valuation.

Choose the audience before the launch.

A private introduction can be suitable when discretion matters. Agree the information that may be shared and a review point. A limited audience can also mean fewer opportunities for competitive bidding.

A public launch can combine strong photography, detailed particulars, film where useful, portals and direct relationships. Mark remains the point of contact for the advice, qualified interest and next decision.

Questions sellers ask.

01How do you value a Mayfair apartment?+

We review the building and precise position, usable floor area, layout, condition and tenure. Lift access, service charges, porterage, outside space and competing homes are considered alongside dated completed-sale evidence.

02Do you cover both W1K and W1J?+

Yes. Share the full address so the appraisal uses the right street and building context, rather than assuming every Mayfair home has the same market.

03Can I start with a confidential valuation?+

Yes. A valuation is a private conversation and does not authorise publication or advertising. Any later marketing plan is agreed with you.

04What if I own the property from abroad?+

Tell Mark about access, your representative and preferred communication times. Your solicitor can advise on the legal documentation while we plan presentation, viewings and reporting.

05Can you give a price from the postcode alone?+

Only a very preliminary discussion. A supported range needs the exact home, ownership details, condition and relevant comparisons, normally followed by an inspection.
