Should I reduce the price or relaunch my London property?

A relaunch needs a meaningful change. If the price is out of step with credible alternatives, new photographs alone are unlikely to solve it. If buyers cannot understand the home’s advantages, a reduction alone may leave the underlying problem intact.

01Market position

Test the price evidence

Ask for a small set of relevant comparables, with their condition, tenure and location explained. Keep achieved prices separate from asking prices. Agree which buyer search ranges the proposed price is intended to reach.

02Campaign craft

Define the new campaign

Write down what will change: lead image, film, room presentation, property information, distribution or viewing arrangements. Give previous enquirers a specific reason to reconsider. A new headline is not a new proposition.

03Commercial control

Set a review plan

Choose a launch date and agree how enquiries, qualified viewings, feedback and offers will be reviewed. Measure progress against the starting position. Avoid promising a particular sale price or speed from a relaunch.

01Can better marketing justify keeping the same price?+

Sometimes, if there is credible price support and the campaign has failed to communicate the property clearly. That should be a reasoned decision with a review point, rather than a promise that creative work will overcome any asking price.

02Will withdrawing and relisting erase the history?+

Do not build a strategy around hiding the history. Buyers may already know the property. Explain what has changed and why the new proposition deserves another look.
