01Market position

Make the rooms legible

Clear routes through the home, reduce visual clutter and give each room a clear purpose. Photograph reception rooms when their natural light is strongest. In a compact Chelsea flat, clear sightlines can explain the layout better than extra styling.

02Campaign craft

Choose repairs deliberately

List obvious maintenance issues and separate small repairs from major projects. Get costs before deciding to renovate. Present the property honestly and explain unresolved issues; cosmetic work should never conceal a defect.

03Commercial control

Prepare the information

Gather the documents you already hold and ask your conveyancer what else is needed. For a flat, start with the lease, service-charge information and known planned works. Keep factual property information consistent across the brochure, floorplan and listing.

Not automatically. Compare the cost and disruption with the likely buyer’s expectations. An initial appraisal can help you choose between a modest refresh, selling as it stands, or a larger project.

02What should I do before photography?+

Agree the rooms, garden and architectural details that matter most. Clean and declutter, finish agreed minor repairs and plan access around the light. Keep the presentation achievable for viewings as well as photographs.
