01Define what matters
Location, budget and bedrooms are the starting point. Discuss the trade-offs too: a particular street, light, outside space, access, running costs and the timing of your move. A precise brief helps separate a genuine fit from an attractive distraction.
02Assess the whole property
Compare the home with relevant alternatives and establish what is known about tenure, condition and ongoing costs. Asking prices alone are not evidence of achieved value. Your solicitor and surveyor should check the legal and physical details before you commit.
03Make a considered offer
The amount is only part of an offer. Funding, a chain, proposed timing and conditions can affect its appeal. We discuss the available evidence and a negotiation approach without assuming the seller will accept a particular figure.
